Q: Are you really just real estate agents looking to list my house?
A: No. We are interested in buying your house. We do NOT want to list your house. Just to be perfectly clear though, some members of our team are in fact licensed real estate agents with the state of Pennsylvania, however again we do NOT want to list your house, we want to BUY your house.
Q: Do you charge any fees or commissions?
A: No. We do NOT want to list your house, so therefore we don not charge any commissions or fees. Please be aware that regardless of whether Cavalry Realty LLC BUYS your home or if you have your home listed with a real estate agent, when your house goes to closing/settlement, there are standard seller costs that you would be responsible for. Typical costs are: transfer tax, tax certs, sewer certs, notary fees, etc. There are some cases where if Cavalry Realty LLC buys your house, that we will take care of all the standard seller costs that you normally would be responsible for. Also, please keep in mind that if you were to want one of our professionals to actually act as a real estate agent and list your house, instead of buying it, than you of course would be required to pay a commmission or other required fees.
Q: Am I obligated to take your offer?
A: You are under no obligation to take our offer.
Q: Do you only buy single family homes?

Q: A Realtor just told me what my house is worth. Is that what you will pay me?
A: First, we would like to make you aware of the real estate process involved with real estate agents and realtors. When a real estate agent or realtor does a cma (comparable market analysis) on your house and tells you what your home is worth, that is NOT the dollar amount that you will walk away with in your pocket after you sell your house. You will need to subtract the real estate commission (which can range anywhere from 3% to 6% on average) from what they tell you your house is worth. Also, most of the time, after the buyer of your house does a home inspection, they will ask you to make certain repairs and/or ask you for a monetary credit at settlement. This amount can vary depending on what the buyer of your house finds. And please do not forget your holding costs. When you have your hosue listed with a real estate agent, you are still required to make your mortgage payments every month, pay all of your utility bills every month and other costs associated with your house. Your real estate agent will NOT pay these costs. So, if your mortgage amount is $1000 and it takes your real estate agent 4 months to sell your house, plus it takes another month until you go to settlement with your new buyer, that is 5 months at $1,000 each month. That is $5,000 in just mortgage payments that are coming out of YOUR pocket while a real estate agent is attempting to sell your house.
Now that you know the process involved when selling your house with a real estate agent, please be advised that when we make an offer to purchase your house that a) you will NOT be charged a commission, b) you will NOT be asked to make any types of repairs at all, c) you will NOT be asked to give us any type of monetary credit at settlement, and d) we will most likely close within a month, sometimes as fast as 7 days, so this will cut down dramatically on your holding costs. Lastly, please remember to keep in mind that everyones situation is different and we speak to each person individually and together we will come up with real solutions to your real estate problems!
Q: Will you buy my house and let me rent it back from you?
A: No. We will not buy your house and then rent it back to you. We feel that is a sticky situation and would rather not get involved in that type of transation. If we buy your house, than it will be a normal real estate transaction with a normal closing and with a date that you must be out of the property.
Q: Is there any risk, obligation, or charge?
A: Absolutely not! You are never, ever under any obligation to allow us into your house or to sell us your house if you choose not to. And we will NEVER charge you any type of commission or fee when we make an offer to purchase your house. All of our consultations are FREE and we always try to come up with a win-win situation. Again, you are never under any obigation to accept the offer(s) that we make on your house.
Q: How quickly will you make an offer on my house?
A: Once we make our initial contact with you and see your house, you will have an offer from Cavalry Realty LLC within 48 hours! This offer may be a written offer or a verbal one. Either way though, you WILL have an offer within 48 hours!
